What does the contracting side do?

WNY RPM Solution performs full interior renovations, unit turnovers, kitchens, bathrooms, roofing, porches, siding and concrete work across Buffalo and Niagara Falls. Because the same company manages rental property, jobs are scoped for what a property and its tenants actually need, and permits are handled in house.

Every landlord in Western New York has the same story. A contractor quoted low, took the deposit, framed half of it, and then stopped answering in week three. Meanwhile the unit is empty and the mortgage is not.

Kitchens and bathrooms

The two rooms that decide whether a Western New York rental leases in a week or sits for two months.

Roofing and exterior

Roof replacement and repair, siding, gutters, soffit and fascia. The work that stops a small leak becoming a structural bill.

Porches, steps and concrete

The most commonly cited exterior code item in this market. Also the one most likely to appear on a city violation notice.

How a job runs

Five steps, no surprises

1. Walk the property

On site, in person, with you or with photographs and video if you are out of the area. Nothing is quoted off a description alone.

2. Written scope and price

Line by line, so you can see what is included and what is not. This is where most disputes get prevented.

3. Permits and pre-checks

Permits filed. On older buildings, asbestos and lead are checked before demolition, because finding them mid-job stops everything.

4. Build

Agreed sequence, agreed finish date, and you are told the same day if something behind a wall changes the plan.

5. Inspection and handover

Final inspection attended, paperwork closed out, photographs sent. If the property is under our management, it goes straight back on the market.

These vary too much to publish a number that would mean anything. All are quoted as a fixed price in writing, after somebody has stood in the property.

Plumbing and electrical are coordinated, not subcontracted and marked up. Licensed trades are brought in and scheduled around the rest of the job, and you are told what they charge. Emergency plumbing and heating call-outs are priced separately and listed on the emergency page.

Can you renovate a rental between tenants?

Turnovers are a large part of the work. Because the same company manages properties, the crew knows what a rental actually needs to survive tenants and what is wasted money. Scope, price and a finish date are agreed before anyone starts, so the vacancy is not open ended.

Do you handle permits and inspections?

Yes. Permits are pulled in the company name and inspections are scheduled and attended. If the job involves a property over about forty years old, asbestos and lead are checked before demolition starts rather than after, which is the point at which most projects go wrong.

What kind of jobs do you take?
